Rate Analysis

  • K2 Reports for Rate Analysis:
    • Occupancy by Revenue and Day Report to see where you have opportunities to (K2 Analysis Report):
      • Add additional nights (if you are not selling out)
      • Increase rates (if you are selling out during certain periods)
      • Identify Anomalies
      • Helps you identify your Rate Groups for the season and certain months.
    • Occupancy Graph (K2 Analysis Report)
      • Identify revenue management opportunities by seeing Occupancy for sites in a graphical format.
    • Rate Plan Comparison (K2 Analysis Reports)
      • Compare rates with previous years.

      • This report will show a color-coded calendar with Rate Groups for a date range.

Annually conduct a rate survey of competing parks in your area

  • Try to track the same site types and parks annually
  • Consult the annual compiled financial reports put out by KOA to see where your size and type of park fits in comparison to the system on a PCN basis
  • Decide if your property is going to be a rate leader in the area or a rate follower depending on the amenities offered and the overall quality of the property

Annually double-check any major event dates that repeat every year or new events that might support a specific rate and potentially its own rate group.

Annually decide if you need to add or subtract minimum-night stays to help drive occupancy.

Be sure you are using specific holiday, weekday and weekend rate groups (even if you are not charging different rates, it will allow you to run more specific Hot Deals) 

Rate Setting Check List:

  • Rate Plans – You should always have at least a $5 difference if there are major differences in site type/section offerings. Often a larger spread can be supported. The best example is full hookups vs. water and electric, or tent site with no electric vs. tent site with electric.

  • Rate Groups – If you have days in the week that are more often occupied than others, then introduce Rate Groups to create a rate spread and charge more on the busier days.
